Otherwise, you can connect with a "Big Dog" and expect them to do the heavy lifting if you stumble across a potential deal.

So you never know what you may come across I always went big because you will go down a worm hole looking for information and you end up stumbling on leads or listings. 

So I just rode around in commercial areas and I stumbled on a warehouse in the city sitting on 1.5 acres.

I am not trying to gripe because I know I will need to MAKE the deal rather than just stumble upon one.

I have personally witnessed an engineer and teacher spouse try to claim real estate professional status and fail even though they had significant time... major stumbling block is 1 hour more than 50% of W2 or 1099 hours.
