My point is that a 3 unit property near the lake, a major NBA team stadium, trendy coffee shops, bars, restaurants, 3 college universities, and a hospitals have all the analytics that someone is looking for, and at a significantly lower purchase price, not to mention lower taxes. 

I have an apartment near downtown Minneapolis, right by the vikings stadium that I have thought about doing Airbnb out of.

A little over 1500 sqft and located less than 10 min from the Domain and the brand new Q2 Stadium which hosts Austin FC.

Also if you get something near the Sun Devil Stadium it can be a great short term rental as well.
