Don't ignore soft costs.But, again - the proper way to do the analysis is to work it backwards.

you can add towel warmers in the bathroom for not much cost. 

We bought our duplex using FHA program 3.5% down (property is located in Los Angeles) through a mortgage broker and the loan was sold to Wells Fargo. 

There are another 100-200 dollars in soft costs.

In CA many counties have a retrofit mandate that is placing sub-standards on title for any soft story buildings over 16 units.

I guess you have too soft of a heart.

So I wrote a long letter to Wells explaining why I believed it wasn't intentional and they ultimately backed off.

The SFH is right next to my work so I'm usually able to turn the house over during my lunch break, and I have enough sheets and towels that I can just replace with all new each time and wash on my own time.
