The whole intention behind a tax benefit is to encourage you to do something.

It encourages this behavior, increases the odds they will repeat the behavior, increases the odds that another LL will get to experience thus from this tenant, and in the long term increases the chance it will happen to you again.

Just doing a 12-24 month, interest-only payment that would actually encourage you to refinance or sell within that time period?

Some of them messaged me to say be careful, as they felt I was being encouraged by the program to have a wreckless disregard and take a dicey flip gamble and lose money.

It's encouraging to hear all the stories of many successful real estate investors who started with nothing.
