As for managing tenants, that will really depend on your personality, willingness to learn new things and comfort level holding people to the terms of the lease.At the end of the day, this is all very doable.

I'm not the right guy in your situation, but if there's a local REIA near you, you might want to reach out and see if there's an investor/broker there that is comfortable with your situation. if that's not doable, the easiest way is to just extend the DD period for the time you need.

Because otherwise, you'll run into the same problem anyway.And by "the majority of that back", it largely depends on how good a bargain you got in the first place; but sure, 70% of your outlay should be doable (once the first point is ok).

Otherwise keep your current mortgage but pay as much extra on your principal so that you can get it paid off much sooner than 26 years Once your wife is able to work again it will be more doable to make even larger payments towards your mortgage to get it paid off sooner.
