As the price is reduced, it will at some point, hit that value that a willing and able buyer will then act upon, it may be that this property will need to be reduced until a cash buyer comes forward, since there are no comps.While it is unlikely any bank holding a property as REO will finance the same property, it is possible, especially if they see that they will be cutting off their nose to spite their portfolio so to speak.

That's the most important piece.Besides that a few tricks I use during my first walkthrough of a property are to follow my nose -- if something smells funky, earthy, moldy, then there could be numerous expensive problems.

There's folks willing to admit they are still doing Lonnie deals, but mostly they admit they are thumbing their nose at DF, or upon simplest questions they are ignorant of DF's covering of their activities.My post re Sun Communities is the best option for being a park owner selling off POHs to occupants IMHO.
