On our experience rooming houses typically server a specific population: students, employees of a large institution or business or those on the margins of society.  

I was a stay at home mom for 15yrs before  re entering the workforce where I worked my way quickly from a coffee server on an evening shift at a coffee cafe chain to being the operations manager over two locations overseeing about 40 employees.

I bet those people raise a fuss over your "monopoly" on the approved rental slots.

I have about a year and half to go to graduate and work part-time as a helpdesk/server engineer.

You dont need a private server just get basic shared hosting.Domain should be free with a year of dreamhost or bluehost.
