If college age and young adults are your target renters, this would be a great place to look.Most of the family neighborhoods are seeing house prices skyrocketing.

The market in Colorado Springs, CO skyrocketed so I sold it.

Property values have gone through the roof, rents have skyrocketed, but will it last?

So rent and sales have skyrocketed recently in my area and similar properties are renting for $1000-$1500.

He eventually had 4 open-heart surgeries, was depressed, etc.Now that it is 20 years later, comparing it to my well oiled Investment property, because of my prime location, the appreciation I received is far higher than his, my cash flow is also far higher as the rents skyrocketed in my areas, AND I spent WAY less in Medical costs that he did.While I don't want to attribute all the Medical Health issue towards these difficult to manage yet higher cash flowing properties, I can see what it did to him as he would call me asking advice on what he should do.If he were to add in the medical costs and health problems, over the 20 years, I'm so glad I did not go down the high cash flow route.I can enjoy my Investments because of the lack of Stress from all these years.

My rents sky rocket up until about 2 months ago now we are even seeing a slow down there even though there are fewer buyers.  

NET cash flow around 1350-1500/moBuilding the 6 units from our best estimates would cost somewhere in the neighborhood of 1-1.2 MM, but with interest rates where they are for financing the construction, our  our NET cash flow would be lower in the short term, but our equity and long term income would skyrocket, especially with local cap rates continuing.  

If you can be one of the only buyers that approaches them, your chances of getting a seller financed deal accepted just skyrocketed!

Maybe not as many potential deals providing skyrocket returns and maybe a LOT of competition.
