Like, digging into specific sub-markets and getting that super detailed intel requires more than just surface-level stuff.

I have good relations with the owner but they are extremely strict on this because if the deal gets out, they will be more overwhelmed with calls than they already are.I found a tenant who seems on the surface to be a good candidate.

Obviously my dad was the one with all the skin in the game but i knew I had a learning opportunity.

@John DeanJohn, I’ve used both Kilz original oil based (on any surfaces that are real bad/ deteriorating) and then their newer product that is water based called Restorer... most recently (April) I bought a place that had two beautiful dogs that literally never saw the outdoors and after stripping the carpet rolled Restorer on the entire subfloor before throwing down the usual LVP.

On the surface it seems straight forward, however, in my experience anything straightforward is almost always not straight forward.
