Many residents claim their pets are service animals so they don't have to pay pet rent or they can get around breed restrictions. 

I have a pit mix myself and only 1 of the 5 places I got quotes from actually asked if there would be a dog on the property and what breed it is.

I limit households to two pets total, they must have owned the animal at least one year (I support rescue animals but the applicant needs to demonstrate they have trained it), and there are certain breeds that are not allowed in certain properties (barking, biting, chewing, etc).

Recession or collapse is great, it's quick, washes things out, breeds rejuvenation and innovation....

The new breed of "I want to invest in real estate" is attracted by the strong market and I don't think they will make a mark - or be much of a competitor to you.So, go for it!

But California politicians are a breed apart and governance is a factor in my decision.

Tenants said they had one 20lb dog which did meet our explicit breed restrictions. 

The OOS investor is a rare breed.

Just for arguments sake, it's the very nature of our system that breeds incomitance.
