There are so many out there, I'll just have to sift through them all to see which ones are a good fit for me.  

Using the keywords eliminates a lot of the "regular" houses and lets you see exactly what you want and saves me a ton of time from having to sift through tons of comps to find rehabbed ones to compare.

What did you sift it down to?

Ditto between 10 and 3 (only 3 are worth making an offer on)The 30 are assembled by the criterion and the 1 deal is sifted from 3 by the terms, so I'm wanting to know what mechanisms you think he is assuming for the other two steps and/or what *you* use in those steps to whittle down.

So how would you sift through?

With regard to lowering the rent, that might make sense if you get desperate but there is always the possibility of spending more time sifting through tenant applications as all of the tenants who cant afford market value rents will come swarming.  

After advertising and sifting through applicants I have 3 bible school kids that want to rent the unit.

Death, Divorce, Dislocation, DensityDeath - very unfortunate topic, but death creates heirs that will have a lot of items to sort through, so a good option is people clear a house asap to rent or sell, then grab a storage unit so they can "sift through" things slowly over time.. many times NEVER.. and pay the fee instead of being "inconvenienced" to have to go sort through their mothers precious china collection.Same reason the rental increases for SS are crazy vs Apartments.. raise $150 storage rent by $9 a month = 6% rental increase. would you go rent a truck, take a full saturday in the 90 degree heat, hire movers, to move your crap down the street to save $9 a month?

So a brokerage firm has to sift through the crud of new agents to see who might be a rising star versus another dud that peters out after a few sales.The low transaction fees and higher splits are for SEASONED brokers and agents.
