Try and get an answer to that question before you fix anything.Most cracks I see are from poor quality concrete and inadequate methods for relieving restraint when the concrete shrinks.

Everything has a cost, with that said, I'd probably just try to put the water heater in the attic/basement, so you don't need a stackable washer/dryer in that existing space.Assuming the rooms can handle it and if i was ambitious i would change the closets on the rooms at the right. shrink the master bedroom and turn that wall w/out a window into a long walk in closet. and steal the master closet to do the same with the other room.Thoughts?
