I had a mentor through my childhood and teens that owned 20-30 single family homes that sparked my interest in real estate and I have been working towards being able to start for myself for several years and was just recently able to do so.

When they rent from me they get a PG13  calendar of topless women in sexy poses. 

Real estate investing is about grinding out hundreds of calls and offers and having your BEST proposal shot down over and over and over again.There's nothing sexy about investing, it's just plain old hard work.

Most of the people in this arena are not in their late teens, but that is what makes guys like you and I unique.Keep up the good work and you have my respect for taking your first steps to financial freedom.

In 15 years when you are successful make sure to tell some teen the same.

Is there a teenage level book that would teach this and beginning business principles to a teen?

i had one like that... the guy was making 6k per month and explained one conviction up front (fight as a teen). we were ok with that.then the report showed 1 or two more domestic violence. we asked him to explain and he said, 'no, i am done with this crap".we thanked him for stopping by.

I dont have a crystal ball but I feel that Memphis will be one of the top places to continue to own property for many years to come, longer then some of the new sexy markets that everyone else is talking about.
