You LP lost everything.Other ways, poor property management team isn't managing property well, and syndicator bought in tertiary market with only one or two managers available and no way to self manage.  

That said, I can handle it when necessary and have successfully built multiple self-started businesses and ventures in real estate investing (REI).

You cannot cherry pick a lender its not that easy you have to be more involved as a Banker or Loan officer.If you are not a lender my first thought was how welll versed are your point of contacts to assist a borrower unless its done through your software.

Tomas, are you self managing your Cahokia Height, IL property or are you working witha property manager? 

The STR part plays no part in the valuation like @Patricia Andriolo-Bull said.I agree that 20% is pretty fair, but you could self manage it once you get things in order.

Most contractors here in California will charge their hourly rate and possibly ad on a smaller charge if they need an assistant.  

Some owners expect their PMC to actually be a personal assistant:(How did you set expectations for this client when onboarding them?

Additionally, you may wish to speak with a CPA as to whether or not becoming an S Corp is the right decision – they can assist with reducing self-employment taxes.
