Nothing screams professional more than someone who understands the lexicon and then negotiates using that information.

I am new on this home front of free & clear homes, which just scream "seller financing me!".

As I read through your account, this is what screamed at me more than anything.

I don't just tell you what to do, or show you what you should do...I make you do it...kicking and screaming if needed (that hasn't happened yet...LOL).I teach, and provide for, the same way I invest...with the goal of getting my money back from action in a short period if time...so my program might just as well follow what I preach.Now, there are a number of people out there, many on this forum, that can do the same thing.  

I've found some properties that would be screaming deals in more solid neighborhoods but my biggest concern is having to fight vandals off.

I always ask them if they eat cardboard sandwiches.One lady screamed in the phone, "I get food stamps, stupid!"

I've had no less than 4 investors come to me in the past month having screaming breakdowns because the contractor referred by that company did them dirty.Atlanta has a pretty great community.

That screams license (real estate) requirement in my mind.

Sounds scary to most, but it screams OPPORTUNITY to me.You see, I've always wanted to own a business (never knew what it would be exactly) and I never thought I'd be starting now.
