Thousands of would be newbies are scouring the MLS right now looking for 1% deals and it's going to help them work through the numbers, understand the nuances, and dig deeper into what it means to invest in real estate before flooding into a market while others of us move forward. 

Greetings,  I have been scouring the inter webs trying to find a solution to what I want to do with my G.I.

They are now writing detailed specifications to ensure they get what they want but also help any potential contractor bid correctly and reference the specifications in a SOW and/or contract.They've been scouring various resources to help them. 

Scouring the MLS and making aggressive offers when properties go back on market or on properties that have been on the market a long time works too. 

Recently an opportunity came by my desk that was very intriguing as I often am scouring the various platforms for deals.  

We work with a few realtors who scour the internet for us as well as find us off market deals.

Well, you can rent furniture, but the prices are pretty dear.My wife loves scouring FB market (so far the best), Craigs and I can kinda fix up stuff.  

As local investors who are on the ground scouring everyday we can sometimes find one here or there, as a long distance investor it would be very hard to find one without doing significant rehab. 

I also have about 70k in cash should I find something worthy of a cash offer.To begin with, can anyone point me in a good direction for finding a decent database of foreclosures and REOs without scouring bank websites or having to pay a membership fee?

I've scoured the county tax records and am planning on contacting the other owners to see if anyone is interested in selling.
