Otherwise I would recommend finding some roommates to help pay your mortgage.

You don't even need a duplex for that - just buy a house and get roommates (law is in your favor with roommates anyway).Step one (after you've decided WHY you want to do it and you've decided that you DO want to do it) is to learn to analyze deals.

I have it described as this:"Split floor plan is ideal for roommates with a master suite on each end or privacy for a new family."

Does anyone have any methods or ideas as to how to find Roommates / Tenants for this sort of thing?

Rent is expensive, so maybe line up a roommate situation prior to arriving. 

I talked a roommate into co-signing with me so I could get a house with my limited credit. 

After graduating, I bought my first Fixer-Upper and lived in it for 9 yrs with two roommates paying rent.

After I met my wife, we still lived there with roommates until my first son was born, about the same time we kept one room vacant and still had a tenant. 

I love the idea of house hacking but not sure I want a permanent roommate so I’m going to give Airbnb a shot.I’m finally ready to go all in on an investment property but still feel I have a lot to learn.

Also, the only benefit of rent hacking is that you may be able to live for free if you get your roommates to cover the entire cost of the lease.
