The risk is very small from what is seen and I fear that in those cases it is not difficult for a lawyer to pierce the vail due to most possibly being poorly set up.Assuming one is a competent landlord investor and their property is properly maintained there is little risk aside from frivolous suits and investors in highly litigious states where the courts support ridiculous law suits.

The legal protection angle is the separation of assets into individual children companies which a typical LLC does not do, so all your property in the LLC is then subject to a judgment, unless you get a separate LLC for each property which is expensive and the maintenance cost of each LLC is ridiculous.

VA loan is awesome however I personally feel as though home prices and rentals are ridiculous and unless you're throwing down a decent downpayment or staying here long term, it's not worth it.

We believed the suggestion from Morris is ridiculous and have these two ideas for legal consulting, we are Canadian, don't really know US laws, just from some common sense and general knowledge about laws: 1)Indy Jax (Ocean Pointe) only shows up on the deed, no document between them and us, it seems there is no ground we can sue them, right?
