In retrospect, I probably insulted him indirectly when I said that, but the point I am making is, with enough determination and effort, you can learn anything.

I was on the other side of this argument no too long ago but I can say in retrospect I was as naive as anyone else who says "if you don't expect your marriage to fail, then.."

In retrospect...if that seller could have done things differently, do you think they would have hired someone like me, or the inexperienced agent? 

In fact most of them in retrospect thought it was the greatest thing ever since they never had to worry if the tenant was actually going to pay on the 1st or not.As for illicit activities, y'all are some judgmental folk if you think that anyone with a little bit of savings is inherently selling drugs. 

So in retrospect you can purchase online courses, go through the information, and ask for  a refund.

It can be done (the most successful Thai RE investor is an American citizen and there are others) but it is many hoops to jump through and in retrospect I would not do it again for many of the reasons you cite.  

I have had these types of tenants in the past  - but in retrospect I knew what i did wrong (allowed a friend of a friend to rent without fact checking the application).  

Problem is, the $50k higher offer pushed it out of short sale territory, and if the bank knew about it then they'd revoke the tentative short sale approval ASAP, meaning our law breaking listing agent would in retrospect have wasted all that time she did convincing the bank of "maximum" value.

You can only know it happened in retrospect. 

In retrospect, it seems like a huge waste of money that I gave up for rents!
