CAPEX can be minimized by purchasing the right property, frontloading fixes, and having a reserve fund- all of which you would have with an LTR as well. 

Right now, I have 100k to invest, 17k in reserves, 40k in retirement and I can realistically save 30k a year in my current position (60k/yr when I am promoted in a year or two)Back to the discussion topic.

How much reserve capital do you have liquid, at all?     

Tenants and investors in general don’t care for their buildings as much/well as residential owners  (who fights reserve increases and special assessments the hardest - investors).

In most cases we do not hold a unit for someone nor do we allow a move in date reserved mths out ( like airb) unless we have a confirmed hard move out date.

So now, VRBO has "restricted" all of the properties that we cancelled reservations for, in order to punish us.  

Of course when an event was planned with food, why would I make a reservation?  

As others have said, if it makes sense, buy it, have enough reserves and don't worry about what hasn't happened yet.If it makes you feel better, if the dollar goes to crap, the saving account you have won't be worth anything anyways. 

I called AirBNB on the 8th to cancel their reservations due to the hurricane.  

So build those reserves over the next year.Good luck and best wishes.
