I think that a lot of the information on this thread is outdated and no longer represents the Connected Investors community.

In the state of California, to represent property owners by managing their properties, you need to have a real estate broker's license, or work under a broker that allows you to do property management.  

The OP is an attorney representing parties to a real estate transaction.
