It may be a good idea to get renderings for what the space COULD look like to paint the picture for potential tenants of what THEY can make the space into with some reasonable investment.

- Can I do a 50/50 JV with a GC, and that way I can possibly avoid sales tax for the services rendered by GC and his mark-up.

Every market is different, and therefore will render different results. 

I don't mind paying for services renders.

In order to secure position of lien, the instrument must be recorded, usually with the county clerk or recorders office.Each state also has laws which if violated either render the note, security instrument or both either invalid or subject to penalty.  

They're saying the improvements have been rendered valueless and you are essentially paying the price for land you'll have to build on.

I would make sure you get better intel from your agent, and look at other things like type of financing ( cash, conventional, more money town type financing ) thus rendering an appraisal less important, and typically not going to kill a deal
