My realtor says that there was already a full price offer that was rejected.

My offer was rejected stating cash offers only.

I feel that this one may be trying to avoid declaring income based upon their distinct rejection of receiving a 1099.

That means as clean as possible -- as high a price as I can offer, no help with closing costs, no due diligence period, no contingencies close in 3 days (or as quickly as the seller would like).Even those offers are getting rejected too often...I couldn't imagine playing games and asking for more with my offers.Now, that said, maybe other markets are still buyer-markets and investors can still afford to do this...

Giving away your internal guidelines increases risks for discrimination claims, if they believe they meet all the check marks and you don't, what is the basis for the rejection if they are a minority?

Did the seller reject a wholesale offer and then you offered the sub2?
