Especially if their is mortgage insurance the loan servicer will need to demonstrate and document they did everything possible with workout options to get the loan performing again before going a short sale or foreclosure route otherwise mortgage insurance will try to deny the claim.Owners typically will want to milk as mentioned every free month they can get.

@Andrew PostellUnderstandably, conventional lending won't have use for further due diligence since the lenders just recycle them anyway - i.e. securitizations/loan sales - but I would think some private lenders may be able to.

I don't think a conventional lender will use this, largely because they'll recycle the debt anyway - i.e. securitization.

Recycling may be part of that cost,, it is sometimes automatically included by city and you can't get out of paying it even if you have your own hauler,, make sure you find costs when doing taxes so it goes against sanitation / trash costs, not water/sewer..

Water is always tricky rarely seperate meters and they tack on recycling fees, sometimes you can arrange for private trash if it's included but usually it has to be a large building for that.
