I understand how in a post recession economy it would work great, however now that the market has (largely) recovered are there still plenty of subject to deals around that would make sense to an investor?

However, because HOA won't let go easily you may have to pay delinquent assessments to get the resale done in a timely manner, then sue to recover...HOA will most likely settle before day in court.

I'd be more concerned with that because if he runs out of money half way (or even less) you're going to be in a real bad spot... and likely not be able to recover anything worthwhile.
