G'Day Carlos,Personally, I think it's a recipe for disaster rehabbing from out of state.IMO you would need deep roots in the specific market you are looking at investing.Or years long experience of knowing the who, what and when in that specific market.I only know of a handful of folks that can do it successfully and even they have been at it for many years and probably still loose money on rehabs to this day, no matter how integrated they are with everything and everyone.A good resources for pre-purchase, during rehab and after rehab's is Inspectify.Always get eyes on site before buying a property or processing a progress draw for the rehab.Much success

I've progressed from owning fixer upper duplexes in the north end of Winnipeg where I would do the renos myself late into the night; to purchasing large apartment buildings to acquiring properties in 13 different cities across Canada and the United States. to now buying office buildings and institutional-grade grocery-anchored retail centers leased to national tenants and publicly traded companies like Walmart, Safeway, and Loblaws. Before 27, I achieved lean FIRE, all thanks to the inspiration and fundamental concepts from the BP podcast and the incredible people I've met along the way in this entrepreneurial journey by betting on myself, committing to lifelong learning, and nurturing an insatiable curiosity. If someone like me, who barely made it through high school and would be considered "unlikely to succeed" by my peers, can do it, so can anyone reading this.

This is very unhealthy so the government is now investing elsewhere now and Punta Cana is pretty much done anyway, as the path of progress pretty much has run its course there. That's not my main problem with Punta Cana though.
