To me this is very market dependent and product dependent.. in our Market some developments that are red hot that Lennar owns they might only offer 5k on a 600k sale.

The last 10 -15 years have seen the introduction of many products that have made it much much easier for marginally qualified and even unqualified people to enter the arena as real estate syndicators.  

What happens when you add purchasing power into a product shortage environment?

FHA is only really the better option for poor credit - otherwise a 5% down conventional loan is cheaper and less stringent.
