While pondering the idea of becoming a full-time agent, I did question whether I could be successful at it part-time.

I've researched turn-key properties out of state, I've pondered Multi-family in Oregon, and I've considered Commercial properties as well. 

I prefer to put the property address and my name and number on the application so they know where the application goes in case they take it with them while they ponder their alternatives. 

A few times in 1 day, great....another $500 :-)Also, pondered how I have to find a new primary residence....another 20% cash has to go down..too bad it can't go for another REI. 

You all have made so many really great points, things that I would never have thought of like property taxes in other states.I, too, have been pondering this question about investing in LA and just how viable it is.

Although it didn't deter me from purchasing the house...though I didn't for other reasons...a lunatic neighbor was definitely something else negative to ponder!

I've also pondered taking the hit for long term goals.

I am pondering a somewhat similar question, as I just inherited an IRA.

However, I have pondered on selling the properties to purchase locally, because I'd like to be a more hands on investor (since these are still my first 2).

RE brokerages do well with business volume, while pondering the what if's of the world look for a way to increase your business volume which sooner or later if it grows large enough it will make sense to open a brokerage and you can afford to open one.
