Florida should be busy currently with people staying in the Winter to get away from the cold & snow. 

I've heard more than a few horror stories about people who lost everything doing just that. 

When I see newer people expecting to find full cash out deals from out of state sourced from a wholesaler or agent I know they are setting themselves up to fail 99.5% of the time.

I know some people use TransUnion SmartMove.

I'm a full time agent and investor in the area that works a ton with VA buyers and i LOVE helping people house hack, it is definitely my favorite strategy and my passion helping people do it.

Pricing in DFW probably means you wont live rent free,and will have to pay your fair share of normal rent, but you also get 3 more people contributing to your loan paydown and you get to keep the appreciation.Buy hey...maybe I'm wrong....go talk to a local bank or credit union near where you live and get a term sheet from them for financing. 

I think seasonality is starting earlier, but if people are starting this early, ahead of inventory bottoming, we could have a pretty crazy spring.

Hi @Kenzer Hodgson to @Sarah Kensinger's point above, I'm not a fan of so many people spreading legal advice/insight on the forums, but at least it's better than Instagram/Facebook and YouTube.
