DOM can be minimized by a number of different factors including the quality of marketing, rent price, availability to show. 

I tend to be partial to REIA events, which have chapters in most larger cities/markets.

Whether it be cleaning their properties or doing manual labor.

I am on my first BRRRR and the issue is lenders keep only wanting to lend on 80% of the purchase price and not the actual appraised value, which would keep my money tied up on the rehab portion as well as 20% of the purchase price.

This probably means the 1st year you are on the phone 8 hours a day 5 days a week calling people and trying to convince them to sell.  

From there mechanical and large items are my first priority (water heater, HVAC, roof) - though an inspection gives us more information and those items can be used as great negotiation tools during your due diligence period. 

If they are just doing his there will still be cockroaches.  

The numbers are a lot tougher then they used to be. 

I'd love to hear people's thoughts on the current market and any success/fail stories in the Phoenix area.
