Usually this means that the tenants have to provide access (within reasonable common notice), have to cooperate in access to make repairs (if they don't they would be liable for any additional damage caused by delay in repair), and subject to paying for a locksmith because you had to change the locks because they wouldn't give keys or provide access. 

There is roof damage, probable damage to the trusses, and the water line busted.

But the damage was done—I had already gone through three management companies, three evictions, and a lot of lost rent and legal fees.

Include a fine for violations, additional fees for mitigating smoke damage (including odors), and whatever else is needed.

I have relationships with my contractors and don't need/want a tenant who caused damages harassing them because they are unhappy they didn't get 100% of their deposit back.

Many mid term travelers are families relocating to the area, displaced families (homes have had water or fire damage, or are undergoing extensive renovations, eg), international business travelers, families from out of state visiting their family here for a few months...all types.

Last week, we had an issue with the plumbing in a home we sold.

The buyers moved in, used the water, and some areas of the home started flooding.

We sent vendors out that same day to investigate and fix the issu...

Carpet is damaged, couches were destroyed, and all other tenants are complaining of fleas. 

Someone damaging sheetrock in the hallway, damage to the outside, etc that can't be pinpointed to a specific tenant.
