My husband and I did about a year and a half of college before moving up to KS.

I used them all as primary homes then moved and rented them out.

We'd even be happy to move them into one of our (future) properties and just let them keep all/most of their rent income as free cashflow. 

So advice to get the house against him and he will move out on his own is HIGHLY unlikely.  

Then, if you can trend over time you'll want to see where the "path of progress" is going/moving and attempt to buy in that path of progress to gain some appreciation in the future.

I'm sure the property was built before 1978, meaning in must have lead testing done before any tenant moves in and at every turnover.
