@Adam Hoffer I am sorry you have had these experiences at banks, but I think you are in the wrong Office at the bank, You need to be at local banks, with good capitalization, check the stability of the local banks on Bankrat.com my lenders dont do apprasiales, one does inhouse valuations, and the other orders BPO's locally, ($175-$200) I do som fees, but nothing even close to th altrnativ funding sources costs.I am concerned with amount you have spent on a duplex, I hope the rent is quite high, like $2500/mo net, and has an AVR close to $300K but id doubt that in LaCrosse, I dont mean to be critical, but it is concerning, if you have a significant amount of equity, you could leverage that as a line of credit.
