La Crosse Wisconsin investing
Hello, I am looking to do more real estate investing in La Crosse, Wisconsin and nearby areas. My wife and I just completed our first buy and hold and we are very happy with our initial results. I have my Ph.D. in Economics and I study markets.
I would like to form a local team. I would particularly like to team with a contractor and investors. I used a team of contractors in some work on my last two projects; they did great work, but they were expensive and my project was definitely not their number one priority. I have a great relationship with a local bank and prequalified financing, but I would like to decrease my use of the relatively high fixed costs of using mortgage-based financing.

@Adam Hoffer welcome, and congrats on you buy and hold. I am curious about your statement of High fixed costs using Mortgage based financing, if you have good credit, low DTI, and a good down payment, yes there are costs, but they are nothing compares to private money, i curious where you think you could get cheaper money? i always build in $2K for loan procurement, weather i use it or not, it never costs me that much, and 4.5% at the commercial lender is pretty cheap money if you have researched other methods. Hard money will be north of 12% with 3 or more points and you will usually need 30+% down and all the other costs. Unless you have Cash, the bank is the cheapest money around, unless there is something out there i dont know about.
