Move-in, mid-lease, renewal/move-out, plus any other time we have severe weather or other concerns relative to the property's conditions and maintenance. 

When you see mid-50s and I think there was a 65k sales price, those are likely owner occ. 

Also syndicators massaging debt to make deals pencil to entice LP investment and are now struggling with existing deals blowing up.

But don't see enough near-term or mid-term upside to keep them if something better comes along elsewhere that I can transfer into. 

Should I just sell the renovated home and the lots and take the win, or manage the building of the duplexes and go for a bigger win over the mid-range (while taking on the risk that things go badly or the market shifts)?

On a pure investment scale a mid term or short term in the midwest (omaha, KC, etc..) may net you better returns.
