My name is Austin Lange Im 24 years yrs old, I currently work full-time at Theatrical Lighting company that works along side local 2 in Chicago to set up concerts around the city, I've been in it for about a year now and Its a great job but I dream of one day becoming my own boss and that assuredly is not the path. 

Good friend of mine owns 2 side by sides for the past 15 yrs.

Lets say land was worth 50k and home worth 50k. so during those years we depreciated for 1818 per year so value at 42.728 +50k land = 92,728 at end of 2018Plus in 2017 we spent 10k renovating the unit so depreciating 10k for 2 yrs =9272.8 Is this then added together to determine total value of 92728+9272=102000? 

Rents have room to grow and the value has room to appreciate over the next 5-10 yrs.

I’ve been at it for six or eight yrs and it’s been a good thing for me.

I have had the same great renters for about almost 5 yrs.  

After the rental company cut , I may end up with 1800 and with mortgage around 1500+ in ARM , I can be in safety net for 3-4 yrs and refinance to conventional.
