@Henry Clark I've not done a dentist specifically, but I've been on the tenant side of a startup retail medical unit. 

Some other pros would be weather, globally sought after, growing infrastructure across the state to accomodate high speed rail, space industry, we have several major airports, growing tech/medical industries as well as the ever growing theme park monsters that help to bring in about 70 million people a year here, we stay pretty purple with politics and very alternative lifestyle friendly, schools overall aren't great, but we do have some very good ones including prep schools/acadamy's. landlord friendly and so much more too!

Rent-by-room with traveling medical professionals is difficult for a lot of reasons.

Tasks performed can include, among other things, pulling a wheelchair, retrieving dropped items, alerting a person to a sound, reminding a person to take medication, or pressing an elevator button.Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA.

Also, in a mainstream asset class like value-added multifamily, I see no reason to take a risk on a sponsor that doesn't have full real estate cycle experience or that lost anything more than a small amount of money (and prefer no money lost).

Would you focus on areas near the medical hub (downtown, Summer Hill, etc)  or in booming Columbia county, near the Army base Ft.

It's a 2300sf two story on 0.3acre corner lot, with medical offices/retirement home across the street.Should I rehab to SFH & sell or to a triplex & hold?

They've got financial problems, credit problems and probably something going on in their personal life that led to both of those things (relationship problems, medical problems, job problems). 

Although Ft Ord isn't the same there are still some MTR possibilities in Medical, Trades and the Academy.

It just might be a good idea to have Medical insurance.
