For one tenant that had a cat (inherited tenant and the only cat I've allowed), I had to soak slab with enzyme cleaner, didn't work well, then soaked in vinegar, replaced subfloor boards upstairs, replace trim all around flooring -- it's a huge undertaking requiring multiple applications.

With this particular property I inherited tenants as I’m sure you will and got my first tenant that has been fairly need and somewhat more difficult which has been a learning curve.

Note: We put to the side any buyers who have "bought" multiple properties but it turns out those were all transferred on the same day, since those may just be an inheritance or entity change.

I want to properly analyze a property that I have inherited using the Rental Property tool...but since I am not "paying" for the property, if I put $0 in for purchase price, then projected appreciation will not calculate since that is driven off the purchase price...any suggestions on how to get around this and get a feel for projected property appreciation within the tool itself?
