If you are closing on a property that you will reside in, can you close it in a Trust, or do you have to close it in your own name, and then later transfer it into a Trust? 

A number of years later I revised my thinking and thought “business vs real estate”.  

The wifi was scheduled to be set up on the day of her move in but because of a strike at AT&T, they weren't able to come until several days later. 

I recently just added her to my credit so she can get a little boost in her score to help more with the process and yes with the low down payment I don't expect to live rent free but one can dream for now all I care about is owning the property cashflow will come later.

If the final title is closed in your personal name the title attorney can have you deed it over to the LLC later.

Just curious what is the long term plan as far as minimizing tax in later years as the account in pre-tax become huge?   

I've heard attorneys argue that if you put the mortgage in your name and later move the property to the LLC, you may have invalidated the LLC.  

Thought I'd check in to see if people's recommendations remain the same 3yrs later!

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I understand equity and cash-flow are related, but what I mean is that I don't need the cash flow right now as much as I'd like to build a strong portfolio that can cash flow even more later on.I've owned a single-family rental for 4 years, but on mulitple fronts I felt like I've done a poor job self-managing it, so this Fall I picked up the Turners' book on managing rentals and that's what led me here to Bigger Pockets online.
