We used to provide washer and dryer, but tenants washed greasy, oily work clothes leaving the washer unusable until cleaned, or clogged the pump requiring disassembly to remove obstruction.

One that I'm getting close (hopefully) to the end of, was a flip that was a public nuisance property with two lots on either side full of junk (like 10 dumpsters worth..)There was great opportunity with the house, but we bought the other lots as well and cleaned them up (as no one would ever buy the house with those lots filled with junk). 

That's right, only those willing to compromise.This is also why many so-called "creative financing" deals often involve low-quality properties.

In fact, I just tossed away an amortization book of tables that I've had for almost 30 years, when we were doing some winter cleaning - the lowest rate it went down to was 7%.

I will always take a deposit unless I know the people involved. 

House is cleaned out  and ready for work to be done. 

Yes you can get in without "military" involvement. 

We have several subcontractors that handle the process but the owner has zero involvement.
