Is it icing on the cake since the tenants will pay down your mortgage?

We're next to a public ice rink, tennis courts, and high school track + fields.

Yes, I checked the NJ standard lease that I used and it states under Tenants repairs and maintenance: The tenant shall: Keep the walks and driveway free from dirt, debris, snow, ice and any hazardous objects.I drove by yesterday and sure enough he cleaned up the leaves.

Cash flow positive is just the icing on the cake but not the metric in investment grade property purchases.   

The first 2 units feature double parlor/living room, which can very easily be closed off and made into a third bedroom.

I am tracking my returns based on cash flow numbers only (for conservatism reasons - I look at appreciation as icing on the cake).A little background:The underperforming units are all part of a small multifamily compound in a lower income neighborhood that I purchased in 2018 that looked great “on paper” but after tracking their performance for a few years, experienced less than expected returns due to one issue or another that has cropped up (more capex up front, tenant that I couldn’t evict for 10 months through covid, multiple vacancies causing turnover costs).

All people can really do is watch the ice floes go back and forth on the lake.

Biggest takeaway from their experiences are being upfront about the driveway and having contingency plans for snow/ice/power outages. 

(Probably thin ice but you never know.)

I always bring a cooler with ice packs to bring it hope.The cleaner takes whatever they want to keep.
