If you have hired a specialist to perform a cost segregation study of your real estate property, they will likely use one of the six most common methodologies recognized by the IRS.

I want to bring on one more top agent and also hire another admin to take more work of my plate.On a personal side, we are going on 6 trips each year (sounds amazing, but I still work more days in a year than in my former corporate life, because I usually don't get weekends off).

I will eventually look to distance myself from this part of the business and hire a PM.

It won't matter if they hire an attorney to fight it, because the databases that report evictions only care about whether or not an eviction was filed. 

Sellers set the buyer's agency commission (in most cases both before and after the lawsuit, so virtually no change there) because that is the most practical way for these transactions to be structured.

There are lawyers and services you can hire to do this for you.

Hire a company/person that is solely a QI like @Dave Foster they do it every day and will keep you legal and on track.
