I am enrolled in real estate courses, signed up for Habitat for Humanity, have a little over $3,000 saved, and I don't have a typical job where I can go to the bank and get a loan (independent insurance adjuster--not a 9-5...work off contracts).

It was built by Habitat for Humanity about 12 years ago. 

I do not expect to gut the home which is why I'm estimating 23k (includes landscaping), but you never know with a home built in 1910 ;-) It will be a rental so most of the finishes will be pre-love/salvage/Habitat for Humanity store.We plan to get bids for the work outside his scope after I get the house under contract.

I am taking a tractor over Monday to clear the lot of overgrowth.Already had habitat come pick up a truck load and the trash pile is neatly stacked in a bedroom.

Habitat for Humanity Re-store?  

so to build on small budget was thinking to build 4 at a time.... then I saw that habitat used precast for a duplex...  

As you drive away from downtown, it gets rapidly worse.I do a lot of contract serve work with Habitat for Humanity in that specific area.

In other words, are we like a for-profit Habitat For Humanity or is that just dreaming?
