Starting off advice

I feel stuck. I am 24 years old and have been wanting to get into real estate for as long as I can remember. When I was younger, I would get the Sunday paper and ask my parents to take me to open houses. I've always been obsessed with real estate. I don't want to take up too much of your time, so I will get to the point. I am enrolled in real estate courses, signed up for Habitat for Humanity, have a little over $3,000 saved, and I don't have a typical job where I can go to the bank and get a loan (independent insurance adjuster--not a 9-5...work off contracts). How can I break into the industry and be prosperous with such limited knowledge and money? By the end of this year, I want to start building the foundation to my own business. 2018, I reallllllllly want to make my money work for me and not have to work for my money. I'm not looking for a step by step, but a little guidance perhaps. I live in Mississippi. My end goal is to become a residential developer; however, I want to start off by doing rental homes/apts, flips, general contractor work, etc. I want to get my hands dirty and be a sponge. ANY ADVICE or stories about how you got started in the industry would be GREAT. This is my DREAM! Thanks!
