Total charge paid for changing the AC filter was $239 ($89 trip fee + 2 hrs labor @ $75 per hour) which I reimbursed to the tenants.Please note a Frozen AC unit once thawed will start to work again until it goes through a state that would cause it to freeze again.Three weeks later, the AC froze up for the 2nd time and my tenant said that we can call the same company again as it has been less than a month and the same issue has reoccurred.

(no it’s not Iron Condors, Straddles or Credit Spreads)....this unicorn was flying with pigs, ......where hell had frozen over, .,,,..As I stared open mouth I silently thought, “Nobody would believe this, this has got to be the rarest, most unbelievable occurrence ever.”The unicorn read my mind and said (In ancient Hebrew)......”If you think this is rare, try passing a Section 8 inspection the first time around, now that is a truly rare and unbelievable experience.”Anyway.....I’ve had section 8 inspections here in the Bay Area in Concord and Oakland as well as Cleveland Ohio,...either me or the pm had a oreinsoectuin checklist each time, and each time we failed the first inspection because they always find something that is not on the checklist to ding you on.

not specifically. however I suspect many dont realize in a down turn when they need the money the most its highly likely that the heloc is frozen and not available to them

@Russell Brazil  its really crazy this herd mentality to have zero money into a rental. and especially using a heloc on your personal resi.. that to me is really really risky.what happens when the heloc is frozen or called.. this happens.. what then.I can see heloc for short term in and out deals.but rentals with all the risk and long term depreciation factors that are recaptured if you need to sell and exit..

Hired a GC to do the bathrooms and install one kitchen's cabinets/counter tops, a plumber to do some frozen pipe work and a landscaper for general yard clean up and lawn maintenance.

One major difference is Helocs can be frozen and called in at lenders discretion.. refi on a fixed mortgage as long as your current cannot be called at banks discretion.. as we go into a lull in the market here.. one needs to read the small print.. i would say 97% of those in BP land are unaware of the fine print in heloc mortgages..
