I recently had a client buy a restaurant building, the seller had purchased the building, spent a good chunk of change fixing it up, and then promptly went out of business b/c the food they were looking to 'supply' wasn't in 'demand' in that market (a restaurant's 'market' is the local area, a destination resort's market is obviously "the country" or "the world," so I think part of it is automatically solved in your case).

Having a property management team with internal maintenance techs on-staff, preferred contractors/vendors(vetted with long-term 10+ yr relationships), and processors in place- is where you'll find peace of mind.

no. but then you dont have to spend any time or money marketing it either, you can let those platforms do it. and im not saying you close your accounts there, but giving another avenue helps. and my rental has the website name on the outside, anyone walking by can see it and inquire about rentals. and no, the PMS doesnt charge me a processing fee, that is done by the credit card processor and you can roll that small charge into the rental price so that you are not paying it, the guest is, like they do with the other platforms. and i can charge more on a direct booking than ABB/VRBO, the guest will stay pay less and i make more money. all for the 3-4 hours it took to set up a website. oh, and if someone is on google maps looking in my area, my location will show as a rental with a link to my website (yes, i have gotten some bookings that way also).

It's kinda like free food. 

They're on the low end of the food chain and you get what you pay for.

There's a good amount of downtime baked in too so that you can dive deeper with anyone you're really connecting with, or get some solo work time in to start implementing what you're learning.Side note: They always book huge, gorgeous houses, and there never any no shortage of fresh food & drinks. 

You need to get something out of this deal for the amount of risk you're considering taking on.Just some food for thought.
