I financed the properties so I actually paid a fraction of that amount upfront.

I wrote many of these on the hood of my car.. press hard.. hand the buyer his copy  one copy went to title company one we kept and one went to seller if it was not us ( which was rare actually)..

Actual results vary a bit with each project.Hopefully that gives you an idea of what a builder would look for in numbers for the market to make sense.

From my understanding, as long as you intend on doing a STR when you close, there are no rules against changing your strategy after closing, especially if you find that something else is more profitable.So in our case, the lender determined an STR would bring in ~$3500/month (with all of their conservative factors), but now that we operate it as a huge 3300 sqft Co-Living property, it actually brings in $7000/month.
