very very very common approach.. but agents are not going to get a seller to lower price just because they are double ending.. what usually happens is if there are multiple offers agents being human.. will slant their double ended deal .it does not equate to you getting the agent to sell the property for 25% less than what it could sell for on the open market.. agent would get in big trouble.

If that wasn't true, it would be considered a partnership which also qualifies.There are a number of components to this new deduction; it is almost a calculus equation in which you need to figure out one part in order to figure out the rest.

Based on this the estimate of 10% cash on cash seems unattainable (I would be interested to see how you're putting together your numbers to get that percentage due to the variables; it seems the ability to put a low enough amount down to meet that number would equate to the addition of PMI and kill the cash flow on every listing I've looked at in my desired neighborhoods).

Companies like Movement Mortgage and Loan Depot can get loans closed in 10 business days if they have all of their documentation at application, but if they're adding DPAP to the equation, it takes at least 30 days; that is if the organization that's doing the DPAP (like DCHPAP or in Virginia, VHDA) has funding dollars left.

Details and images on link.I picked the triplex because it's a multi-family home that lists what the current rental income is, and it's been on the market for 147 days so chances are the seller would be willing to accept a lower offer.I picked the foreclosure because it was one of the few foreclosures in the area that had a price listed, and because of the low price (though obviously I know price does not equate cost).
