If the townhomes are attached there is definitely no development opportunity here and not really any advantage of owning the one next door.

The owner had no money from the deal to cure the lien, and because we were already passed our 1031 exchange identification deadline, we asked what the payoff was and ended up paying out of the door $112k to close this deal.

Because the 8% is only on the principal that gets reduced each month and when that principal comes back in the door, its not getting reinvested immediately.
