I wanted to make the seller an embarrassing offer of anywhere form $5000-$6500 ( maybe).

Although I feel like I would be willing to pay full price since the numbers appear to work, I'm also aware of the rule that you should be embarrassed about your initial offer amount...I was thinking of an initial offer amount of $290k (91%).
